A $1.5M Manhattan co-op buys you roughly 900 sq ft with $3,500/mo in maintenance. The same $1.5M in Westport or Darien buys a 3,500 sq ft colonial on half an acre, in one of the top 10 school districts in the country, with a 55-minute train to Grand Central.

Most NYC relocators land in Darien, New Canaan, or Westport. Close enough to commute without suffering, far enough to feel genuinely removed from the city. Greenwich is the fastest commute but the highest prices. Norwalk and Fairfield offer the best value at a modest time premium.

What to Expect
You will need a car. Even the most walkable FC towns require driving for most errands. Budget for a car purchase if you don't currently own one โ it's non-negotiable outside of walking distance to a train station.
School district boundaries matter enormously. In Fairfield County, being on the right side of a school district line can mean the difference between a B-rated and A+-rated school. Always verify the specific address.
The market moves fast. Well-priced homes in Darien, New Canaan, and Westport routinely go under contract in under two weeks. You need mortgage pre-approval in hand before you fall in love with something.
Property taxes are real. Connecticut property taxes are higher than most NYC transplants expect โ typically $10,000โ$25,000/year depending on the town and home value. Factor this into your monthly budget alongside the mortgage.
Community is genuine. FC towns have real civic identities โ PTAs that are actually active, neighbors who introduce themselves, local events that people actually attend. For many NYC transplants, this is the biggest positive surprise.
Time your search right. Spring (MarchโMay) is peak inventory but peak competition. Fall (SeptemberโNovember) often offers better negotiating leverage with less buyer traffic. Winter inventory is thin but serious sellers are motivated.

The headline number often looks higher in CT until you remove private school tuition, NYC city income tax, and the cost of buying outdoor and living space separately (gym, storage, Hamptons weekends). For most families with children, the FC move is financially neutral or better within 2 years.
